COCONUT CREEK, FL - Two more parts of the massive MainStreet at Coconut Creek development are slated this week to come before city officials for review.

The city’s Planning and Zoning Board on Wednesday is taking up the development team’s request to approve a site plan for two buildings: a 3,900-square-foot retail space and a restaurant that’s about 9,300 square feet.

The board can deny the request, ask for changes or approve it, moving to the next step, which would be a final approval by the city commission.

The buildings would sit on about 3.7 acres of land located on the northwest corner of NW 40 Street and Lyons Road, according to city records.

City planners recommend that the board approve the plan, city records show.

Then, on Thursday, the City Commission will consider approving the developer’s plan to build six buildings with 124 one-, two- and three-bedroom condominium units.

Plans call for the buildings to go on about 4.8 acres of land on the southeast corner of Cullum Road and Banks Road, according to city records.

The condo buildings would be four-stories high and overlook a wetland restoration area and be built adjacent to a planned park.

City planners also recommend the city approve the condo building site plan. The planning and zoning board approved it on May 8, city records show.

The restaurant, retail, and condo buildings are part of the development planned on nearly 200 acres of former farmland stretching between State Road 7 and Lyons Road and between Wiles Road and Sample Road.

Once completed, MainStreet at Coconut Creek will be a housing, retail, and recreation development where between 5,000 and 8,000 people are expected to live.

The development team has been asking for city leaders’ approvals on more than a dozen parts of the plan since January.

They’re about halfway through the process, and have said they expect construction to begin sometime next year.

COCONUT CREEK, FL - Coconut Creek’s next installment of its Poetry in the Park: Nature of Place series runs 12 - 1:30 p.m. on Saturday at Sabal Pines Park in the back pavilion.

The session kicks off with a lesson by McDermott Matheric on nature writing and how to write about places. She’ll also share examples of poems that demonstrate how to write about nature and space.

Vollmer will lead participants onto the walking path where she will explain the natural wildlife of the park.

After the participants return to the workshop area, McDermott Matheric will then lead them through generative writing exercises to help launch their own poems about nature and place.

In addition, McDermott Matheric will be editing an anthology that will include up to two nature poems written by participants of this workshop series.

Co-editing the anthology will be poet and poetry editor Richard Ryal, who is a former resident of Coconut Creek.

The anthology will be released on 12 p.m. on July 20 with a public reading at the Rowe Activity Center in Donaldson Park, 900 NW 43 Avenue. The book's name will be Poetry in the Parks: Nature of Place, an Anthology.

Mederos implored the Coconut Creek City Commission to do something at its recent meeting.

“I don't get to have a choice on who's representing me and my water and sewer,” he said. “So, what is this? This is also taxation without representation.”

After a robust debate, Margate’s commission voted to raise rates by 25 percent without saying much more at its Dec. 6 meeting. The increases went into effect in January.

A water and wastewater utility rate study performed by a consultant that Margate hired outlined a plan to upgrade the system through 2033.

To do that, however, Margate needs to increase what it charges residents for water and sewer services, according to the study.

Coconut Creek city commissioners all wanted to follow Mederos’ suggestion to find a way to reduce the increase.

But what to do is unclear.

Commissioner Jeffrey Wasserman, who represents South Creek, suggested Coconut Creek send a representative to Margate’s city commission meetings to advocate for South Creek.

Commissioner Joshua Rydell made a different suggestion.

“I will say that I would give consensus to a commission-driven initiative to get the city of Margate to reduce their water rates much like (what) we did to the city of Parkland,” he said.

Coconut Creek provides water and sewer services to parts of Parkland.

“I don't know if the commission meeting is the proper venue to raise concerns for our residents,” Vice Mayor Jackie Railey said. “I think a meeting of the minds. Yes. That would greatly benefit everyone, if that's possible, and negotiate with the city of Margate.”

In the end, City Manager Sheila Rose said she would connect with her counterpart in Margate to see how the issue can be addressed.

The result: no chickens unless property owners have at least one acre of land.

For Maria Lacson, a South Creek resident who just may have spurred the debate, that means her four chickens that live on her quarter-acre property will have to go.

According to a new ordinance the City Commission approved at its Thursday meeting, she’ll have 60 days to find a new home for them.

“I've been in this neighborhood for 32 years, and it's just vicious, it's vicious,” Lacson said through heaving sobs during an interview this week.

She paused to catch her breath — and then she continued to talk her chickens, which she considers pets.

“But anyway, it is what it is. And I know the city rules,” she said. “I love my city. But it's wrong. I mean, they’ve been here's since 2020. And it's just wrong.”

The controversy began earlier this year when the city staff proposed changes to the city’s animal control regulations, mostly to clean them up, city officials said.

That’s when Commissioner Joshua Rydell suggested allowing up to six chickens on a quarter acre of land.

That suggestion did not go over well with Lacson’s neighbors, many of whom came out to subsequent City Commission meetings to speak out against allowing what they call farm animals in a residential neighborhood.

Residents flooded commissioners with calls and emails, they said.

Rydell changed his mind. He joined his four other commission colleagues in voting unanimously to pass the new law, which caps the number of chickens allowed at four.

But that’s only if the chicken owner lives on one acre or more.

Commissioners asked about how this new ordinance would be enforced.

City lawyers and staff told them it would follow the normal code violation process, which goes from a warning, to violations, to appearing before a judge, possibly daily fines and eventually putting a lien on a property.

Lacson said she had already appeared before a judge, who put a hold on a decision about her chickens until the commission made a decision. Now that it has, she said she’ll have to take her chickens to her father’s chicken farm in Jacksonville.

Patricia Snyder, also a South Creek resident, led a charge against chickens in the neighborhood.

She lives behind Lacson’s home and repeatedly spoke before the commission on the issue in the last several months.

“If you're tired of hearing about chickens, try to imagine what it's been like for my husband and me having to deal with the chicken problem for more than four years,” she said at the meeting before the commission voted.

“Thank you for understanding that the backyards in South Creek are residential areas meant for cookouts, kids games, relaxing, gardening, etc. They are not agricultural acres on which to raise farm animals,” she said.

With the commission vote, the city officially agreed with her.
