We’re not even halfway through and 2024 is reaching new heights in luxury property sales in the Sarasota, Manatee metro area. There was the one in March which fetched $20 million, and now this one, which will probably take the year’s second-place position, at $19.75 million. The private deal closed on May 31. And yes, it was a cash sale.

Called Ohana, which means “family” in Hawaiian—homes of this magnitude seem to demand a proper name in another language—it’s perhaps Longboat Key’s most impressive address. That’s because it reads more like a resort than an abode. But for such private homeowners, both past and present, it’s also caught plenty of attention over the years as an unfriendly beach bogart thanks to a seawall that juts out into the Gulf, effectively choking off a leisurely walk along nearly 11 miles of Gulf of Mexico shoreline.

The only way to avoid trespassing is to wade into the water, which can break on the seawall, or take a one-mile detour using the two nearest public beach-access spots. Walking across the wall is prohibited with a red “private property” sign that proclaims “bad dog guarding” and that you’re on camera.

After all, it’s probably part of why it fetched such a high price, setting a new record for tony Longboat Key, which is already known for its high-end addresses.

Ohana didn’t go on the market since the sellers wanted privacy. “They didn’t want a bunch of showings,” says Reid Murphy of Developers Realty LBK, Inc. “Some of these elite properties sell best [when they’re] not on the market.” Murphy represented the sellers, Ohana Trustee LLC., in the transaction.

Information about the buyer was kept private, and the agent who represented them, Scott Samuels, of St. Petersburg-based Samuels Realty and Investments, declined to comment. It’s still too early for a deed to have been recorded with Manatee County.

Murphy isn’t surprised by the number Ohana fetched. “It’s just so unique,” he says. “If you tried to duplicate this property today, it would cost so much more than the sale price. Plus, you just can’t find that land either.”

The owners sold due to a “change of lifestyle,” he says.

Murphy has quietly had it for a year and a half or so, and showed it roughly three times before landing the sale. “It’s a resort,” he says. “It’s a wow from the front to the back.”

The previous highest sale on Longboat Key was $16.5 million, set in 2020 with the sale of Serenissima (Italian for “most serene”) at 845 Longboat Club Road.

Ohana, however, is in Manatee County, and its sale also sets a new record for that county, previously held by 100 Beach Ave. on Anna Maria Island, which fetched $16 million in 2022.

In 2019, then-homeowner Kathryn Hutcheson sold Ohana for $11.4 million. The buyer was Elliott, Robinson & Company, LLP, a Missouri limited liability partnership, as Trustee of the Ohana Hale Estate Land Trust.

Inspired by their love of African and Polynesian architecture, the Hutchesons, worked with award-winning architect Guy Peterson, to create the one-of-a-kind home, which is made up of a series of residential pods. They also hired Miami-based landscape architect Raymond Jungles and lighting designer Thomas Paterson of Mexico City’s Lux Populi.

Building materials included mahogany and clear Douglas fir window and door interiors; teak cabinetry throughout; floors made of Philippine shell stone and white oak, graded a bit roughly to give them a beachy feel; Sipo African mahogany interior and exteriors, oolite stone wall cladding; and walkways and courtyards of South Florida coral stone.

There’s a tennis court, a pool and a spa adjacent to a smaller thatched-roof pavilion. The whole thing is temperature-controlled by a geothermal mechanical system.

Due to the challenging permitting requirements for coastal construction, the ability to have a new house on grade this close to the Gulf wasn’t possible, so the existing house was redeveloped into a new family space for entertaining, dining and relaxing.

It has an open-air, cypress-log and thatched-roof chickee hut, and an entry that’s 28 feet in diameter. To the north is a 5,300-square-foot pavilion with a Gulf-facing, 480-foot-long living and dining room, an open kitchen, media room, laundry room and main suite with bathroom and exercise room. To the south is a 1,200-square-foot in-law suite.

A coral stone walkway leads to the original ground-level beach house, which was transformed into a guesthouse with three-bedroom suites. At the time, Peterson told Sarasota Magazine that Ohana is “about a series of interesting experiences both architecturally within the buildings and the spaces between the buildings—places you go on the property where you can lose yourself or find new surprises.”

A much-anticipated coastal Florida property — from our list of the most exciting hotel openings in 2024 — is nearly open, and the luxury Marriott hotel is finally accepting reservations.

Bookings are now open for The St. Regis Longboat Key Resort starting as early as October, the hotel told TPG on Thursday. The resort, which sits among white-sand beaches on a barrier island near Sarasota and remains the only St. Regis opening in the United States this year, is expected to first welcome guests in July and will move up its available reservations as the opening date gets closer.

"I'm pretty convinced that most people when they walk in [will] say 'wow,'" Winfred van Workum, the property's general manager, told TPG. "But I really hope after the first day, they walk away and say, 'This is the best service I've ever received.'"

That hope isn't far-fetched when you consider the property features an 800-foot private white-sand beach, a 20,000-square-foot oceanfront spa and a 475-foot-long winding river evocative of the best lazy river of your childhood dreams, with a grown-up luxurious spin thanks to a Champagne button to summon bubbly on demand. It's the "Bentley of lazy rivers," van Workum noted.

The hotel has 168 airy guest rooms — including 26 suites with terraces — featuring high-end finishes that give it a beach-chic vibe, like wood plank flooring, rainfall showers, freestanding bathtubs and walk-in closets, all designed in rich, calming tones of taupes and creams. And, of course, butler service is a given.

The entry-level room category is the Superior room, which has a king or two queen beds, a balcony and a small seating area. There are also Superior Bayview rooms and Deluxe Oceanview rooms, each of which can be configured with either a king or two queen beds.

The Grand Deluxe King Terrace rooms come with epic ocean views and plenty of outdoor space to admire them. But the piece de resistance is the four-bedroom Presidential Suite, which features a large living area with plush furnishings, a private dining room and breathtaking ocean views from nearly every space.

The entire property is spread across 18 acres, so it should never feel crowded. In fact, van Workum said the word they hope to evoke is "bespoke."

"We're really trying to personalize this experience, and I think we really have the ability because of our size and amenities," he said. "We can really get to know our guests and really personalize your stay."

The luxury experience continues at the spa with a Celebration Bar serving up Champagne and fresh-pressed juices, along with plenty of ways to pamper oneself, from a Finnish sauna to a eucalyptus steam room, snow shower, cold plunge, infinity-edge vitality pool overlooking the Gulf of Mexico and more. And for those who want to work off their vacation indulgences, The St. Regis Longboat Key Resort features a fitness center with Technogym equipment.

Families aren't an afterthought, either. There's a thoughtfully designed kids program with paid and complimentary activities, like shark tooth jewelry making.

"It's really about becoming a marine explorer," van Workum said about programming for kids. "Our number one goal is for them to have a lot of fun but at the same time to appreciate the wonders under the sea."

But the real showstopper is the 350,000-gallon aquarium with dozens of stingrays, more than 2,800 local reef fish and a pair of Aldabra tortoises. Guests can book a swim-in experience with marine biologists or take a complimentary class to learn about local marine life.

One of the best parts of any vacation is the food, and guests at this St. Regis will have seven different culinary options, including the signature restaurant, CW Prime, serving up steakhouse classics, or the relaxed open-air pool grill, Aura. For an after-dinner drink, you can't go wrong with a libation at The St. Regis Bar in the lobby — complete with a piano — or check out The Spirit Room, a private speak-easy where you summon the mixologist with a secret call button.

Ultimately, this luxurious property should offer the perfect experience for each one of its guests, whatever it is that they envision.

Bora Bora, Osaka and Abu Dhabi are all places that are home to a St. Regis Hotel and Residences resort, and now Longboat Key is joining those ranks. With the property slated to open in late summer, bookings for the St. Regis resort at 1601 Gulf of Mexico Drive are now live, with available dates beginning Tuesday, Oct. 1.

We wrote about the St. Regis when it broke ground in 2021 on the site of the former Colony Beach Resort, which was demolished in 2018. Now, after some initial wrangling over parking, the roughly 18-acre beachfront site will be home to largest development on the barrier island in more than 50 years. The complex will include a 168-room luxury hotel and three six-story residential buildings, with 69 luxury condominiums. (We got a sneak peek of those back in 2021.)

The condos have been sold out for about two years, according to ​​Winfred van Workum, the resort’s general manager, who also says the hotel will have roughly 400 employees.

Although a price tag for the buildout wasn’t specified, the project will likely cost around $800 million. (The St. Regis in Bal Harbour, near Miami, was reported to cost $1 billion.) Rooms will start at roughly $930 per night, depending on the time of year.

The spa, which will be open to the public, will span 20,000 square feet with beachfront views. It will have a Finnish sauna, a eucalyptus steam room and, for fans of the cold, a snow shower that produces snow for up to 30 minutes, as well as a plunge pool. (These types of cold treatments, a current wellness trend, claim to address inflammation and boost immunity.)

The space will also lead to a terrace with an infinity-edge pool overlooking the Gulf of Mexico. Meanwhile, a “vitality” pool will target different body zones with hydro massage, and a spa suite will host small parties of six to eight people.

There will also be a menu of services including massages, facials, manicures, pedicures and a hair salon. A wellness menu will include “guided visualization, meditation and sleep therapy with a gong and singing bowls,” says Shelly Anne Myrie-Lindo, the spa director.

The resort will have 10 event spaces—a total of 36,285 square feet of indoor and outdoor locations—dedicated to meetings and events. “There’s huge interest for weddings—seven weddings have already been booked,” says Lorna Kirwan, director of sales and marketing.

The ballroom can accommodate up to 600 people, theater-style. In addition to weddings, it’s ideal for galas, fundraisers and conferences. As for pricing, “we like to be bespoke,” Kirwan says. “It will depend on the time of year and event. On average, a price for dinner might range from $250 to $300 per person, but a full-service event during high season could range from $20,000 to $80,000 or more.”

The resort will house seven food and beverage venues, with most open to the public. CW Prime will offer steakhouse classics like aged beef, seafood and salads with tableside preparations. The Spirit Room, a private cocktail speakeasy, will have on-demand access to CW Prime’s bar via a secret call button. It will be available by reservation only.

Riva, meanwhile, will be an Italian-focused, all-day dining space with a pasta bar where a chef will prepare fresh pasta counter-side. It will also include indoor and outdoor dining and a rooftop area overlooking the water.

The St. Regis Bar will have entertainment with a piano, while Aura will be an open-air pool grill offering Latin American fare. The waterfront Monkey Bar—named after the Colony’s popular bar—will serve tiki-inspired cocktails and bar snacks, including a cocktail called “Murf Dog,” named after longtime Colony owner Murray “Murf” Klauber.

Oshen, only accessible to hotel guests, will be a rooftop lounge with seafood-focused small plates and raw dishes with Japanese and Peruvian influences. Finally, for breakfast or all-day refreshments, the hotel’s Café Caroline will offer a mix of healthy drinks and dishes, plus coffees and fresh pastries.

As far as things to do on-site, a lagoon wildlife reserve will have a 350,000-gallon habitat with nearly 50 stingrays and more than 2,800 local reef fish, including 50 native species and two Aldabra tortoises. The goal is to offer an educational experience for guests—one that includes snorkeling in the lagoon among the marine life.

For guests with kids, a children’s program ranges from half to full days of activities, geared to kids ages 4 to 12. There will also be a teen program, says van Workum. “We’ll do a parents’ night out with a walk-in option available, too,” he adds.

There will also be a McCarver & Moser luxury jewelry store and a Vilebrequin luxury swimwear shop. The fashion brand is working on a dedicated St. Regis Longboat Key print, according to van Workum.

For non-guests who want to get in on the amenities, St. Regis will offer a membership with resort access, exclusive pricing and event planning services. It rings in at $125,000, not including additional quarterly dues and a minimum annual spend.

“It’s paradise without a passport,” says van Workum.
