Housing boom continues in Parrish with 610 more apartments on the way, developer says

Another big piece of the Robinson Gateway project has fallen into place in northern Manatee County.

The Carlton at Robinson Gateway, a 610-unit, garden-style multifamily community, is coming to the northeast quadrant of Interstate 75 and Moccasin Wallow Road, next to the planned BayCare Hospital.

Planned for The Carlton at Robinson Gateway are 15 four-story buildings with one, two and three-bedroom apartments ranging from 625 to 1,587 square feet.

The apartments are expected to feature stainless-steel appliances, in-unit washers and dryers, high-speed internet access and more. Community amenities would include a clubhouse, business center, on-site storage units, community dog park and resort-style swimming pool.

Berkadia, a joint venture of Berkshire Hathaway and Jefferies Financial Group, arranged a $97 million loan to finance the construction of The Carlton at Robinson Gateway on behalf of The Mahaffey Apartment Company.

Mahaffey is a third-generation, family-owned apartment development and management firm that has built over 20,000 apartment units, predominantly across Central Florida.

“We are extremely pleased to have closed the construction financing for the development and we are excited to get to work in bringing our Carlton brand to this high-growth area of North Manatee County,” Austin Everett, chief financial officer of The Mahaffey Apartment Company, said in a news release.

The Carlton at Robinson Gateway is part of the larger Robinson Gateway Development of Regional Impact on 288 acres along Moccasin Wallow Road. The property sits next to the planned BayCare Hospital.

Mahaffey closed on the 40-acre site in November for $11.57 million. The site faces onto the Seaire community of 3,000 planned homes and possibly a hotel, being built around a man-made 4.5-acre lagoon south of Moccasin Wallow Road.

BayCare Health System plans to open its hospital in 2027 with 154 beds in private patient rooms. Construction is set to begin in October.

Additionally, the $548 million project would include a 45,000-square-foot medical arts building.

BayCare’s plans added to Mahaffey’s confidence in moving ahead with The Carlton, Everett said in a phone interview with the Bradenton Herald.

“We are really looking forward to getting it rolling,” Everett said. “The financing puts us in a good spot.”

Mahaffey is awaiting approval for mass grading at the site, commonly known as “moving dirt.”

In response to a question from the Herald, Bill Logan, information outreach director for Manatee County Government, said: “The project is under their second review now for the final site plan and comments are expected to be complete this week.

“At first glance, it appears there aren’t any substantial comments that would affect design, so I suspect they will resubmit version three in the next 30 days (more or less) and then could be working out there very soon,” Logan said.

The late Bill Robinson was the visionary behind the Robinson Gateway project.

Robinson, who died at age 70 in 2020, was president of Robby’s Sporting Goods, which was sold to Bradenton-based Champs Sports in 1988.

After Champs acquired Robby’s, Robinson developed The Loop subdivision in Northwest Bradenton, and was chief executive officer of Pursely Tree Farms, re-branding it the Treehouse and supplying trees to landscapers throughout the southeast United States. What is now Robinson Gateway was Robinson’s tree farm business.

The Bradenton Herald first reported on the Robinson Gateway project in March 2005.

“The ring of proposed development enclosing the Interstate 75/Moccasin Wallow Road interchange is nearly complete. Developers have submitted plans for Robinson Gateway, a proposed residential and commercial development at the interchange’s northeast corner,” the Herald previously reported.

St. Petersburg-based The Mahaffey Company was established in 1962. It has developed and built 23 apartment communities with 20,000 individual apartments across Central Florida as well as in Indianapolis, Indiana, according to its web page.

After 50 years of Colonial Williamsburg-style architecture, The Mahaffey Company transitioned to a new distinct product line named The Carlton with a nod to the history of the company.

Carlton Arms in Bradenton was developed by The Mahaffey Company, and sold to a new owner in 2018, Everett said.

Mike and Sandy Krail are bringing the Good Liquid brand back to Manatee County.

The Krails have plans for two Good Liquid locations, each a combination distillery, brewery and restaurant. One of the Good Liquids is opening in Parrish and the other is in downtown Bradenton.

The opening of the Parrish location in the 8800 block of U.S. 301 in the Creekside Commons shopping center is about two months away, Mike Krail said this week.

The Parrish Good Liquid, on an out parcel along U.S. 301, will have seating for about 200 inside and about 50 under cover outside, Krail said. The Creekside Commons shopping center is anchored by Lowe’s, Aldi, Marshalls and HomeGoods.

Much of the work inside seemed complete this week, with the brewing vats in place and work underway in the kitchen.

Work on the Bradenton location will take a bit longer. Opening of the Bradenton location is about four months out, he said.

The Bradenton City Council approved plans for the Good Liquid at 1008 Fourth Ave. W., during a recent public meeting.

Good Liquid is going into the ground level of the former SunTrust Center, now called the NDC Center, taking over the drive-thru teller space and part of the parking garage.

Like the Parrish location, the Bradenton store will be a restaurant, distillery and brewery.

There will be seating for about 200 inside and about 100 outside, Krail said.

In its special use application with the City of Bradenton, The Good Liquid Brewing & Distilling Company defines its business model as “producing craft beer and spirits with the offering of modern American food. The taproom restaurant will only serve beer and spirits produced by Good Liquid Brewing and Distilling Company.”

Parking for the business will be within the parking garage adjacent to the NDC Center building.

Good Liquid’s proposed business hours are 11 a.m. to 10 p.m. Monday to Thursday, 11 a.m. to 11 p.m. Friday and Saturday and 11 a.m. to 9 p.m. Sunday.

“Good Liquid is in the heart of downtown Bradenton adjacent to Main Street and the area’s best restaurants, bars and pubs. The hours of operation will be in keeping with the rest of the food and beverage operators in the surrounding area,” the application said.

“The Good Liquid will strive to complement the already burgeoning area. Good Liquid will be open for lunch and dinner and will cater to the business community. In addition, breweries and distilleries are a big draw with tourists,” the application said.

In 2021, Good Liquid opened a brewery and restaurant in Lakewood Ranch at 1570 Lakefront Drive in Waterside Place.

In late 2023, the Krails opened Good Liquid Distilling Company, a small-batch craft distillery with a cocktail lounge, at Waterside Place 1561 Lakefront Drive, Suite 102. The two Lakewood Ranch locations are around the block from each other.

For its distillery operation, Good Liquid touts quality ingredients, expert technique and artisan craftsmanship to create handcrafted spirits “that will leave you wanting more.”

As a craft brewery, Good Liquid also has a wide selection of colorfully named beers, such as Waterside Blonde, Orange Wheat, Mixed Berry Jalapeno Cream Ale, On Vacay Juicy IPA, Blackberry Peach Sour and more.

There is something for just about everyone on the food menu, ranging from burgers and ribs to fish sandwiches, pizza, crab cake sandwiches, salads and more.

The Krails moved to the Bradenton area from South Carolina to be closer to the beach and take part in the growing craft beer movement.

Among their earlier creations were a Krispy Kreme stout, a peanut butter and Cap’n Crunch beer and a chocolate cake beer.

All told, Mike Krail estimated in 2017 that he had brewed more than 80 different beers by the time his two-year tenure with Legal Remedy Brewing in South Carolina ended.

BayCare Health System, which previously announced plans to open a hospital in Parrish, revealed new details on the long-awaited development Wednesday.

The comprehensive acute care facility hospital, BayCare’s 17th in West Central Florida, is scheduled to open in 2027 with 154 beds in private patient rooms. Construction is set to begin in October, the company said Wednesday.

Additionally, the $548 million project would include a 45,000-square foot medical arts building, a news release said.

The hospital is planned for the Robinson Gateway property on Moccasin Wallow Road, one mile north of the Interstate 75 and Interstate 275 intersection.

BayCare Hospital Manatee will be Manatee County’s first not-for-profit hospital, the news release said. BayCare Health System first announced plans to build the hospital in 2022, the Bradenton Herald previously reported.

“The hospital’s construction plans underscore BayCare’s commitment to growing with the community and caring for families in the region, from delivering babies and offering neonatal services to providing emergency care and specialty surgery,” the news release said.

Services at BayCare Hospital Manatee would include general, orthopedic and specialty surgery, urology, gastroenterology, cardiology, diagnostic and interventional imaging, emergency care, obstetrics and neonatology.

The hospital’s design by architectural firm Gresham Smith would allow expansion to 207 beds when needed, with additional capacity possible as the community grows.

“At BayCare, our mission is to serve the community’s health and we are so excited to be deepening our commitment to the residents of Manatee County,” Stephanie Conners, president and CEO of BayCare, said in the news release.

BayCare has facilities in Hillsborough, Pinellas, Pasco and Polk counties.

“As West Central Florida continues to grow and thrive, we are committed to investing in our communities to bringing high-quality and compassionate care closer to our communities,” Conners said.

BayCare has opened a medical group physicians’ office in Palmetto.

BayCare also offers home health services and telehealth services in the area and anticipates additional ambulatory services with the medical arts building, including outpatient imaging such as MRI, CT, mammography, ultrasound, Dexa scan and other diagnostic services.

An outpatient laboratory will also be onsite.

“As Manatee County experiences rapid growth, it’s imperative to prioritize smart, sustainable development strategies to ensure the well-being of this community,” Kimberly Guy, BayCare co-chief operating officer, said in the news release.

“At BayCare, we recognize the importance of smart growth initiatives that not only accommodate the increasing population but also promote access to high-quality healthcare services,” Guy said.

In 2023, BayCare devoted over 10% of its revenue, totaling $557 million, to community benefit initiatives, ensuring access to care for all individuals regardless of their ability to pay.

BayCare operates 16 hospitals and hundreds of locations throughout Hillsborough, Pasco, Pinellas and Polk counties.

“The feedback we receive from our patients, visitors, physicians and team members shows that we’re on track. We’re very excited to expand the BayCare effect in Manatee County,” Conners said.

HCA Florida Healthcare, a for-profit company that owns HCA Blake Hospital in Bradenton, also proposes to build a hospital off Moccasin Wallow Road at 9308 Fort Hamer Road.

HCA’s plans include a 150-bed hospital, a 326-bed assisted living facility, and 247,000 square feet of medical office space, the Bradenton Herald first reported in February 2022.

The HCA facility would be built in phases, starting with the emergency room. The planned 13,950-square-foot facility, to be called HCA Florida North River Ranch Emergency center, would have 11 exam rooms and a laboratory to provide emergency services for adults and children.

“They will build the hospital around the ER,” John Neal, president of Neal Land & Neighborhoods, said in October, adding that the medical complex would represent a $300 million investment.

HCA Florida Healthcare purchased about 22 acres in the village center of Parrish’s North River Ranch, the Herald reported in October 2022.

North River Ranch is the largest of the new Parrish neighborhoods and is projected to house nearly 30,000 residents when development is completed.
